When Old Insulation Has to Go
Insulation removal and replacement is the right call when attic insulation has been soaked by a roof leak, packed down and contaminated by rodents, smoke-damaged or moldy. Adding more on top does not fix those problems, and old material blocks access to the ceiling for air sealing.
Removal
We vacuum loose fill out of the attic into collection bags outside the house and bag old batts by hand. The attic floor is cleaned so every gap can be sealed.
Vermiculite
Some older homes have vermiculite, a pebbly gray-brown or gold loose fill. The EPA advises assuming it may contain asbestos and not disturbing it; it should be tested and, if needed, handled by an asbestos abatement contractor. If we find it, we stop and tell you.
Replacement
After sealing, we install blown-in insulation or roof-deck foam to the target, R-38 or more for Zone 3 ceilings.
